LEASING REQUIREMENTS

Application Criteria

 

  • A copy of applicant’s most recent paycheck stub or proof of income is required upon leasing.
  • Applicant must have sufficient income or proof of financial assistance (ex: parent assisting student, etc)
  • Satisfactory credit rating will be required.
  • Lack of credit history may be accepted if proof of good rental history is provided.
  • Bankruptcies not discharged & unpaid rental-related judgements will result in denial.
  • Rental references will be verified with previous landlords. 
  • If no rental history AND no credit history are provided, a qualified co-signer/guarantor will be required.
  • Unlawful detainers and/or outstanding debts to landlords will result in denial.
  • A statewide criminal search will be conducted on each applicant.
  • A felony conviction will result in denial.
  • Misdemeanor criminal convictions may result in denial.
  • Unsatisfactory employment history may result in an additional deposit.
  • Qualified co-signers/guarantors may be allowed after screening application is performed.

  • A $50.00 (Non-Refundable) application processing fee will be required for each applicant 18 years old or older.
  • A $70.00 (Non-Refundable) application processing fee will be required for married couples applying together.
  • Applicants under the age of 18 will be listed on the lease contract as an occupant only.
  • Pets may be allowed at discretion of owner. A refundable pet deposit will be required.
  • Service dogs must provide proper certification to be considered eligible.
  • ONE BEDROOM – maximum of 2 people
  • TWO BEDROOM – maximum of 3 people
